Why Flat Roof Leaks Can Be Difficult to Find
Water Doesn't Always Appear Above the Leak
Water can travel through the roof construction and VCL layer before appearing as an internal ceiling stain.
Previous Repairs May Not Have Solved the Cause
Sealant and local patches can sometimes hide the original problem without resolving the underlying defect.
Testing Can Locate Hidden Defects
Electronic leak detection and moisture mapping can help identify areas requiring further investigation.
Flat Roof Testing Methods
Electronic Leak Detection
Specialist electronic testing can help locate breaches in suitable non-conductive roofing membranes without unnecessarily stripping the roof.
Moisture Mapping
Moisture detection can help identify areas of increased moisture within suitable flat roof constructions.
PROBE TESTING AND VISUAL IDENTIFICATION
Detailed inspection of membrane laps, seams, outlets, upstands, rooflights, penetrations and drainage.
WET TESTING
This is a flat roof detection method that can be used during rain and wet weather to detect areas of water ingress

Working Alongside Countryside Properties
For the past six years, All Weather Roofing Ltd has worked alongside Countryside Properties, helping to investigate and rectify flat roof issues on properties across developments including the Glebe Farm area of Trumpington.
Our experience has included investigating recurring water ingress and difficult-to-trace flat roof leaks where traditional visual inspections alone have not always identified the source of the problem.
We provide a specialist electronic leak detection service, allowing us to investigate suitable flat roof membranes and identify potential points of water ingress before carrying out targeted remedial works.
Royal Way – Example of a Flat Roof Water Ingress Issue
One example of our work has involved properties on Royal Way, Trumpington, where water ingress can be associated with areas around flat roof details and parapet walls.
As part of the investigation, we can use electronic leak detection alongside a detailed inspection of the roof covering, junctions, outlets, upstands and surrounding areas to help establish where water is entering the building.
Where the source of the problem is associated with water penetrating through exposed brickwork on parapet walls, we can also carry out specialist brickwork encapsulation to create a waterproof barrier and help prevent further water ingress into the property.
The combination of leak detection, detailed investigation and targeted remedial work allows us to address the underlying cause rather than simply treating the internal symptoms of the leak.
Our Approach
Investigate → Identify → Report → Repair
We aim to establish the source of the water ingress, explain our findings clearly and recommend the most appropriate remedial solution.
The photographs below show an example of the work carried out on Royal Way in Trumpington.
New laminated metals mechanically fixed to top of parapet wall.
This was the 4th property in Royal way that we have installed this detail too.
The new Single-ply detail is hand welded to the excising roof covering.
New Single-ply membrane hand welded to top of parapet wall to encapsulate. This design by us stops any chance of water ingress to the property.
Once the new encapsulation detail has been installed a full electronic leak test and roof report is carried out.
